SANTA MARTA RESIDENCIAL: 47 NEW HOMES THAT ARE REDEFINING THE WAY OF LIVING IN SANTIAGO
We have completed the works at Santa Marta Residencial, a 47-home building we have constructed in one of the city’s up-and-coming neighborhoods in Santiago de Compostela. A project by the architecture studio Abeijón y Fernández, developed by Inmo Criteria Caixa, which we have delivered within a total period of 20 months.Santa Marta Residencial offers different types of homes: apartments with 2 to 4 bedrooms and duplexes with 3 or 4 bedrooms, featuring two bathrooms and a guest toilet. On the fourth floor and under the pitched roof are the duplex homes, whose terraces, thanks to their size and orientation, are one of the building’s defining features.All the homes are fitted with kitchens equipped with state-of-the-art appliances and continuous compact quartz countertops Neoliht. The wet areas feature ceramic wall coverings by Porcelanosa and vinyl finishes by Vescom, achieving a high-quality final result in harmony with the space.
In terms of installations, the building has an A-class energy rating, thanks to the horizontal geothermal system installed beneath the slab which, supported by aerothermal heat pumps, supplies the centralized heating and domestic hot water production. In addition, energy efficiency is enhanced through heat recovery units connected to the interior ventilation system of the homes. Inside the homes, the heating system is underfloor heating.On the ground floor are the two entrances to the building, which connect the five stair cores, as well as the communal areas. The shared-use program is designed to offer residents a variety of indoor leisure spaces, such as: a social lounge with kitchen, a fully equipped gym, and a bicycle room. The building also includes 55 parking spaces and 11 storage rooms on the basement level, as well as space allocated for retail units on the various lower floors.
QUALITY, DESIGN, AND TOP-TIER MATERIALS
In the common areas, the standout materials include white marble on floors and staircases, as well as decorative thermo-treated wood cladding in selected zones, and a combination of direct and indirect lighting using LED fixtures.The façades are composed of enclosed projections and cornices that bring dynamism to the building. These elements are executed with an ETICS system, while the infill panels between them are clad with thermo-treated wood combined with U-GLASS type glass enclosures. As for the exterior joinery, it consists of latest-generation aluminum profile windows with thermal break and low-emissivity glass with acoustic insulation. In contrast, the interior joinery is made of white lacquered wood, combined with doors and panels of clear glass.In plan, the “U” shape of the building encourages the creation of a courtyard within the block, equipped with a garden and leisure areas, among which the children’s playground stands out. The internal elevations created by this courtyard have been designed with the same configuration as the façades that open to the exterior.
