The renewed splendor of a historic building

Desarrolla Obras y Servicios has completed the renovation and expansion of a historic building in the center of A Coruña. Specifically, the one located at 2 Pontevedra Square.

The property was designed in 1895 by Faustino Domínguez Coumes-Gay. An architect of particular significance in the urban planning of late 19th century Galicia.

Not only for the image of their projects, which feature a typological variety characteristic of the era. But also because time has shown an excellent construction quality in their works.

Seagull Real Estate is the developer of a restoration that has restored all its splendor to this historic building. A journey to the future that has also allowed the addition of two floors, in harmony with what was done in the adjacent buildings.

In fact, the building is part of a set of five properties designed by Coumes-Gay that have been rehabilitated and expanded in recent decades.

All of them increased their buildable height at different times.

DESARROLLA has completed the rehabilitation and expansion of a historic building in the center of A Coruña. SEAGULL REAL ESTATE is the developer of a project that has restored all its splendor to a property designed by architect Faustino Domínguez Coumes-Gay.

Structure in perfect condition

This has been aided by the fact that the building's state of preservation was "very good". In fact, the property has maintained its original facade. Impressive for its granite finish and the white-painted wooden galleries, which also preserve the beautiful original zinc roofing.

The expansion of the historic building over two floors involved a remarkable intervention that bears the signature of Desarrolla. Thus, to prevent the disappearance of the property's wooden roof, it was repurposed and repositioned at the appropriate level.

This is, two stories higher. It was also made using the same construction system of connections between the elements of the roof while maintaining the original envelope. An ambitious intervention made possible thanks to the fact that the entire roof was preserved in perfect condition and the technical competence of the Desarrolla and Pernas Varela Arquitectos team.

Homes and two highly versatile commercial spaces

Regarding the construction as a whole, the property features four residences exceeding 140 square meters and a fifth slightly smaller one. A commercial space on the ground floor of 180 meters and another 150-meter premise on the first floor complete the layout of the historic building.

The program of requirements has been completed with the construction of an elevator and accessibility improvements on each floor. A modernization that ensures total comfort.

However, the equipment renewal has also been carried out in parallel with the preservation of elements such as the original staircase and entrance hall. These are features to be protected, as established by the PEPRI and the opinion of the Advisory Commission.
