DESARROLLA RENOVATES A BRAND-NEW COMMERCIAL SPACE IN VALENCIA TO CREATE A MODERN, FUNCTIONAL PHARMACY IN A CENTRAL AREA OF THE CITY
Over the course of its more than 10 years of experience, Desarrolla Obras y Servicios has become a benchmark company both in the field of refurbishment and in new-build construction. Both dimensions come together in the construction company’s latest project: the conversion of a brand‑new commercial unit in Valencia into a fully equipped, fully functional pharmacy.Newly constructed buildings have the advantage of being designed and built from the outset to suit the needs of the people who will occupy them, whether we are talking about a home or a commercial space. At the same time, however, there is a risk that if they have too much personality, they may not be suitable for every type of person or business.For this reason, it is common for both private homes and brand‑new commercial units to undergo renovation so they can be perfectly tailored to the uses they will ultimately be given.This is the case of the latest project by Desarrolla, Farmacia Ausiàs March, located on the central avenue of the same name in the city of Valencia. What was once an open‑plan space has been transformed into a modern, spacious, and welcoming pharmacy.
Transforming the morphology
As we were saying, this brand-new unit needed to be adapted in order to enhance the pharmacy’s functionality. With this in mind, the project by the studio CANLOP arquitectura chose to introduce several modifications to its layout.First, the floor level was raised by 10 cm to overcome the exterior street level. In addition, a mezzanine was created using a slab with permanent formwork.This new space, which did not exist in the brand-new unit, is extremely useful as a private area and storage space. Let’s not forget that, at night, pharmacy staff have periods of downtime, and that this type of establishment also requires large areas to store all its stock, some of it quite delicate.Two bathrooms were also built: one public, adapted for universal accessibility, and another private to ensure proper facilities for the staff.The project also sought to make the most of the unit’s height. The HVAC, ventilation, and electrical systems were routed through the ceiling and, subsequently, a continuous plasterboard false ceiling was installed at a height of 3.5 m.This addition to the morphology of the brand-new unit further enhanced the sense of spaciousness, while all the systems described ensure energy efficiency and thermal control.
ELEGANT INTERIOR DESIGN
Precisely, spaciousness is one of the main features of this new pharmacy. This is not only achieved through the ceiling or its connection with the exterior, but also through the interior design. All the furniture, uprights, and interior paneling have been custom-made to transform a brand-new, unused space with no character into a pharmacy that is instantly recognizable.In this way, furniture, panels, beams, and walls create a highly refined interplay of dark greys, light greys, and whites.The slenderness of the shelving is enhanced by the lighting, provided by spotlights mounted on electrified tracks. The result, beyond being aesthetically pleasing, is very easy on the eye and highlights what matters most in a pharmacy: its products.
A pharmacy open to the neighborhood
Every retail business aspires to open itself up to its surroundings, as this is what allows it to gain visibility. After the refurbishment by Desarrolla Obras y Servicios, this new pharmacy now occupies a premises that is fully open to the outside.The façades, originally opaque, were completely demolished to create large picture windows with glazed automatic doors. Where there is no glass, the choice was to clad the exterior in black Alucobond, giving the outside of the premises a sense of continuity and elegance.In addition, two entrances were created, taking advantage of the fantastic location of the property. One opens onto Ausiàs March Avenue and the other onto the square surrounding the building. This allows access to the pharmacy from two different points, improving accessibility and its integration into the neighborhood.A solution with major commercial impact was also implemented. At the main entrance, a 24-hour area was created using a secure glass enclosure. This area was executed with the same solution as the rest of the façade, ensuring aesthetic continuity.All these interventions have helped create a fully functional, spacious, and elegant pharmacy from a brand-new, open-plan premises.
