Sustainable Rehabilitation in La Paz Urbanization

Desarrolla Obras y Servicios has just won the tender issued by the Canarian municipality of San Bartolomé de Tirajana for the sustainable rehabilitation of La Paz Urbanization. The project is largely funded through the European Next Generation funds within the framework of a program called Residential Environment for Scheduled Rehabilitation (ERRP) aimed at the recovery of residential areas in need of improvements in accessibility, energy efficiency, amenities…

Constructed in 1983, the Urbanización La Paz consists of 12 buildings housing a total of 132 residences and 8 commercial premises. With over four decades of history, the residential complex exhibits structural deficiencies, outdated facilities, and lacks in terms of accessibility.The sustainable rehabilitation promoted by the City Council that we are going to carry out responds to the need to adapt the building stock to the current challenges of sustainability and residential comfort.

Enhancements in Energy Efficiency

A fundamental pillar of the project is the reduction of energy consumption in buildings. To achieve this, the installation of an external thermal insulation system on the facades will be carried out, which will improve the interior comfort of the homes and reduce the reliance on air conditioning systems. Additionally, reflective paints will be applied to the facades to decrease the absorption of solar radiation.Another significant advancement will be the implementation of photovoltaic panels, which will contribute to the generation of renewable energy and to the reduction of energy costs for residents. In addition, obsolete electrical installations will be replaced with an efficient lighting system, as well as the renovation of the sanitation and plumbing network.

Accessibility: Removing Architectural Barriers

One of the most complex challenges of the project is the improvement of accessibility in a group of buildings that, in their original configuration, did not include elevators or adapted routes. The adopted solution foresees the installation of external elevators to ensure access to all the apartments. Each building will have two elevators, located on the front and rear facades, due to the differences in elevation between the surrounding streets.Additionally, accessible ramps will be constructed in both indoor and outdoor common areas, allowing barrier-free movement from the streets to the building entrances and elevators. The adaptation of access to the homes will also require the replacement of doors and thresholds on landings.

Sustainable Rehabilitation of the Environment

Beyond improvements in energy efficiency and accessibility, the sustainable rehabilitation project includes a comprehensive renovation of the common areas and the immediate surroundings. Among the actions to be undertaken by our teams are:

  • Facade restoration through cleaning, repair, and application of stone paint.
  • Replacement of exterior joinery with new PVC windows and shutters, ensuring a unified aesthetic throughout the development.
  • Demolition of obsolete elements such as antennas, wiring on facades, and sidewalk curbs.
  • Roof renovation with new high-energy-efficiency materials.

A project for the future

The sustainable rehabilitation of Urbanización La Paz not only improves the quality of life for its residents but also stands as a model for sustainable and accessible urban transformation. The project aligns with the goals of the National Integrated Plan for Energy and Climate and the European strategy for building renovation.
