Today, the Casa de los Prácticos appears completely renewed following a meticulous comprehensive rehabilitation carried out by the teams at Desarrolla Obras y Servicios.The building, protected as a Cultural Heritage site, stands out not only for its austere and functional style but also for the symbolic power of its volume. A horseshoe-shaped floor plan that evokes the bridge of a ship, facing the sea as if the construction were about to set sail.Its stone base, the symmetrical staircases, the surrounding gallery, and the watchtower that crowns the composition, make it a paradigmatic example of mid-20th century Canarian rationalism.

The House of Experts, an Intervention in Two Stages

The rehabilitation of the Casa de los Prácticos, designed by Anaga Consultores, was carried out in two distinct phases. Phase I was primarily structural in nature.Given the severe deterioration of the load-bearing elements—both vertical and horizontal—it was necessary to undertake a comprehensive reinforcement of the structure. Simultaneously, the roof was waterproofed, the facade was restored, and the external joinery.The initial phase of the work halted the property's degradation process and laid the groundwork for a second, more functional and detailed intervention.

A comprehensive interior renovation

Phase II, recently completed by Desarrolla, has represented the definitive fine-tuning of the building. Specifically, the new Pilots' House has been adapted to the current needs of the pilots' corps, now composed of ten professionals.With a total usable area of over 320 m², spread across five levels—including a semi-basement, ground floor, upper floor, roofs, and tower—the intervention has involved a comprehensive interior renovation. Reconfiguration of spaces, new partitioning, replacement of flooring and woodwork, false ceilings…Our teams have also been responsible for the renovation of the electrical, plumbing, HVAC, voice and data, and fire protection systems.In the semi-basement level, spaces have been reorganized to accommodate technical areas, rest zones, and storage. Meanwhile, on the upper floor of the Casa de los Prácticos, a redistribution has been carried out to create ten cabins and a common bathroom.The watchtower, a true icon of the complex, has been completely renovated to integrate the air conditioning equipment discreetly and effectively, preserving the original aesthetics.For Desarrolla Obras y Servicios, it has been a true challenge and a satisfaction to execute a heritage rehabilitation project of this nature.
