Refurbishment of Two Buildings in Ourense

Respect for heritage, architectural modernity, and urban functionality. These could be, in essence, the guiding principles of the project for the rehabilitation of two buildings in Ourense that has just been completed by the teams at Desarrolla Obras y Servicios.

Situated on the iconic Progreso street, the project designed by architect Manuel Jorreto Díaz has breathed new life into two buildings that were semi-derelict. And it has done so with a meticulous aesthetic and urban sensitivity.The two properties, protected for their façade value, had already lost their rear face, literally vanished over time. The work deeply respects the historic façades facing Progreso street, which have been restored and will be preserved as visible witnesses of the original architectural character.But this renovation of two buildings actually goes beyond. It proposes an extension towards the back of the plot, up to the 20 meters established by urban planning, with a proposal that harmonizes the old and the new.

A key aspect of the intervention is the unification of access points and vertical communication cores. Despite this, the identity of each building has been preserved, highlighted by the retained party wall footprint on the ground floor and the respected differences in height within the new volumetry. Thus, number 57 reaches four floors plus an attic, while number 59 extends to five floors plus an attic, maintaining the essence of their original proportions.The expansion of the facades has been carried out respectfully, replicating the composition and dimensions of the openings, with wooden joinery and wrought iron railings, in harmony with the existing elements.On the upper floors, the construction takes a step towards a more contemporary language. A recessed metal lattice is incorporated, reinterpreting the scale of the ensemble and bringing dynamism to the facade, without competing with the historical value of the base.Inside, the residences—16 in total—have been designed with comfort, efficiency, and spatial quality in mind. Each one features spacious living-dining-kitchen areas, three bedrooms, a bathroom, a powder room, and a laundry area.This renovation of two buildings in Ourense has also entailed a contemporary reinterpretation of the traditional Galician galleries on the rear facades—now reconstructed—. It has been achieved through the incorporation of adjustable metal sunshades, which provide functionality and a modern aesthetic to the ensemble.Ultimately, the refurbishment of two buildings in Ourense has been a challenge that we at Desarrolla Obras y Servicios have undertaken with responsibility and enthusiasm.
