How to Segregate a Property and Construct Two Apartments

Divide a property into two to create two modern and functional apartments in the heart of A Coruña. This is, in essence, the core of one of the latest projects recently completed by the teams at Desarrolla Obras y Servicios.

The project developed by AEstudio Arquitectura was based on an ambitious goal: to divide a single property into two completely independent units equipped with all kinds of amenities.

To shape it, it was necessary to start from scratch. How? By demolishing all the existing partitions in the original dwelling, as well as the false ceilings and finishes. From there, a new layout was designed for each of the two floors, and the new partitions were executed with walls, in addition to the individual access from the landing of the floor.

In both instances, the teams at Desarrolla refurbished the external joinery and expanded the large windows leading to the terraces featured in each building.

Segmenting a property, another perspective on the future

The first of the apartments resulting from the division of a property has an area of 226 square meters. The list of amenities speaks for itself: a night area with two double bedrooms with en-suite bathrooms and walk-in closets, and another double room with a walk-in closet, bathroom, hallway, office, and a storage room which also provides access to the rear terrace.On its part, the daytime area also has access to the terrace and features a beautiful kitchen, a living room, and a dining area.The second of the homes is somewhat smaller (114 square meters), yet it is equally full of charm. The living room, dining room, and kitchen are combined into one space connected to the terrace, creating a great sense of spaciousness.The night area features the master bedroom with an en-suite bathroom and walk-in closet, two additional bedrooms, a storage area, and an office.Ultimately, it's about optimizing the use of space by dividing a property to shape a very original and ambitious project.
