The heart of Vigo is now beating stronger than ever. After a meticulous restoration, Pazo de la Oliva, one of the most iconic buildings in the city’s Old Town, is ready to open its doors once again. With a floor area of over 4,000 square metres, this impressive complex is set to become a leading cultural hub, as well as a social and leisure landmark in the city. To achieve this, it features attractive dining areas and spaces designed for hosting events and meetings.Desarrolla Obras y Servicios has led the rehabilitation works of the building, also known as Pazo del Marqués de Valladares, driven by the Vigo-based group Interatlantic through Back Stones. It is undoubtedly one of the major private real estate projects of the year in Galicia.The project was drafted by architects Martín de Cominges Carvallo and José Javier Villacé, from the studio Villacé y Cominges, with architect Pedro de la Puente Crespo as site manager and Raúl Fructuoso Aragunde as technical architect. The interior design work, in turn, has been overseen by Carlos Viqueira.Structured across four basement levels, two mezzanines, a ground floor and two upper storeys, Pazo de la Oliva will be able to host all kinds of events. With capacity for close to one thousand people, its grand halls can accommodate meetings, weddings and all manner of celebrations, including theatre performances and live music shows. The centre has been conceived with an exceptionally versatile spirit, adapting to the needs of its users, whatever they may be.Pazo de la Oliva aims to become a key meeting point in the city. To this end, an ambitious concept has been developed, with a particular focus on leisure and gastronomy spaces. Fittingly, Michelin-starred chef Pepe Solla will manage the food and beverage areas.Specifically, the Pazo will feature a fine-dining restaurant with capacity for around 50 guests, as well as a more informal venue and a dedicated cocktail area.

Revitalizing Pazo de la Oliva while preserving its spirit

The restoration work on the Pazo de la Oliva stands out for its scale and meticulous attention to detail. Construction of the original building began in the 17th century, when the lord of Valladares acquired the properties and annexed them to his palace. Three centuries later, a series of alterations were carried out on the architectural complex, extending it to the north and adding a new roof and an additional floor. However, at the end of the 1990s the building was abandoned and fell into disuse.Now, the arrival on the scene of Interatlantic has made it possible to restore the full splendor of the architectural complex.To achieve this, special emphasis was placed on respecting the identity and historical heritage of the Pazo de la Oliva. After all, its stone walls have borne witness to the city’s history for hundreds of years, so they were carefully restored and preserved. Conserving these original materials has been key to keeping the spirit of the Pazo de la Oliva alive, bringing past and present together in a single space.In some exterior areas, such as the façades, it was necessary to recover old stone. Inside, stone and concrete walls abound, coexisting with glass and timber partitions. The tall doors capture the attention of everyone who enters, who are immediately overcome by the feeling of being in a truly unique place.The project was a challenge from a construction standpoint. Indeed, a rock excavation was carried out to accommodate the four basement levels, a complex operation in the very center of Vigo, with meticulous vibration control and the preservation of the stone walls through special bracing systems.But what truly captivates the eye is the curved staircase. It is the most innovative feature, lending the center a distinctly avant‑garde character. The lighting design further enhances its starring role.In those areas where natural light from the large windows does not reach, a carefully designed lighting scheme gives the spaces a distinctly contemporary feel. In addition, the refurbishment also embraced new technologies, taking the opportunity to install a large screen.Generosity of space is one of the hallmarks of the renewed Pazo de la Oliva, which avoids unnecessary partitions and makes a strong commitment to open-plan areas. All of this facilitates the free movement of people throughout the building, creating an environment that is both comfortable and welcoming.Meanwhile, the basement levels have been fitted out with a parking area that can accommodate around forty vehicles.

A PRIVILEGED LOCATION

The glass-enclosed galleries, adorned with greenery and built in chestnut wood, once again evoke that traditional spirit. Anyone who looks out from them will immediately take in the impressive garden that rests in the lower courtyard, crowned by tall palm trees. And if they look toward the horizon, their gaze will meet the beauty of the harbor and the Vigo estuary.The location right in the heart of the Old Town is one of the main assets of Pazo de la Oliva, which respects traditional construction methods and engages in dialogue with the surrounding buildings. However, after the renovation carried out by Desarrolla Obras y Servicios, it inevitably stands out from the neighboring properties. Our teams have succeeded in transforming an old, abandoned pazo into a welcoming, open, and contemporary space that proudly showcases its new appearance.Throughout the project, parameters such as accessibility were a constant priority, which is why an elevator was installed in the building. At the same time, we pursued efficiency in the telecommunications, lighting, ventilation, plumbing, waste management, and electrical systems. The energy source is renewable, as the project is firmly committed to geothermal power. Fire protection and acoustic insulation measures strictly comply with current regulations.Teamwork has been essential to successfully completing the refurbishment of Pazo de la Oliva.
