
REFURBISHMENT OF A BUILDING ON MAESTRANZA STREET IN A CORUÑA, ENHANCING ACCESSIBILITY WITH FIVE ELEVATORS AND NEW STAIRCASES. FACADES AND COMMON AREAS ARE BEING RENOVATED. THE RESULT IS A MORE FUNCTIONAL, CONTEMPORARY PROPERTY.


The functional and aesthetic needs of this residential building located on Maestranza Street, in the center of the city of A Coruña, drive the refurbishment of this property, with the clear objective of carrying out its functional adaptation as well as the installation of five elevators to resolve the evident universal access issues the building presented.The corner building has two entrance lobbies, one from Maestranza Street and another from Campo da Estrada Street. In both cases, access was via a staircase leading to a shared interior courtyard, where the remaining staircases were located, connecting the ground floor with the five upper levels.

The solution proposed by the ARQNOVa arquitectos studio, involved demolishing these five existing staircases in order to create a level connection between the inner courtyard and Maestranza Street. The proposal included the construction of four new exterior staircases located in the courtyard and the installation of five elevators to resolve the existing access issues. In addition, given the significant alteration of the spaces, a series of interventions in the inner courtyard was envisaged, aimed at improving its aesthetic quality and living conditions.The work began with the demolition of the existing staircases using mechanical means, as well as the opening of new openings in the courtyard façade, which would allow us to connect the new exterior staircases proposed in the project with each of the upper floors.

The openings left by demolishing the existing staircases were covered with a composite slab made of steel decking, supported on a framework of steel beams anchored to the existing concrete structure, forming the lift shaft.As for the exterior of the building, all the façades were repaired and refurbished, addressing existing cracks and painting the entire surface in white and grey.In addition, the shared courtyard space was upgraded, including new paving throughout. Wooden and concrete benches were installed, along with ornamental elements such as the sculpture designed by sculptor Benito Freire.
