Restoring buildings with architectural value is a delicate task. Demanding. A process that calls for knowledge and creativity. Talent and dedication. And that is precisely what Desarrolla Obras y Servicios has just done in the center of A Coruña with two iconic mid-20th-century buildings.With a rationalist style and a very distinctive aesthetic, the construction company has undertaken the restoration of both buildings to merge them into a single property.Both were in a reasonable state of preservation, although they had long been in need of a fresh injection of energy.They are two adjoining properties that belong to the development phase of the city’s Second Expansion. Each building features classical-inspired ornamental elements: powerful cornices and friezes, decorative window surrounds, and a broad chamfered corner…Seagull Real Estate is the developer behind a project that has restored the full splendor of both buildings.The project, designed by the Mantiñán Arquitectos studio, proposed connecting the two properties to equip them with every kind of service, including an elevator they had previously lacked. As a result, they now share a single entrance lobby, as well as a common vertical circulation core.The buildings originally had a single dwelling per floor from the first to the fifth level. And that will remain the case in the future. Desarrolla Obras y Servicios has, however, created a habitable attic space with a single dwelling, as permitted by urban planning regulations.In this way, the resulting historic building now comprises a ground floor for commercial use, five upper floors with 10 dwellings and an attic level with one additional unit.
